Converting Two Derelict Barns into Luxury Houses

In this case study, we explore the successful transformation of two derelict barns into luxurious residential properties. The project involved a comprehensive renovation and construction process, including the creation of a new access road, demolition of existing structures, installation of specialised foundation systems, and meticulous attention to detail in design and finishing.

Client Requirements

Our clients, a father and son seeking to create bespoke luxury homes in a rural setting, approached us with the vision of converting two derelict barns on their property. They desired homes that seamlessly blend traditional charm with modern amenities, while also preserving the historic character of the original structures.

Project Scope

1. Initial Planning and Assessment
We began by conducting a thorough assessment of the existing barn structures and site conditions. Collaborating closely with the clients and the architect, we developed a detailed plan to achieve their vision while addressing structural challenges and regulatory requirements.The plan included the construction of a new access road to improve connectivity and facilitate construction activities.

2. Structural Renovation and Demolition
The project involved the demolition of some existing parts of the barns to accommodate new construction and improve functionality. A specially designed piled raft floor was installed to underpin the existing buildings, providing a stable foundation for the renovation works.

3. Installation of Steel Frame Skeleton
To support the existing structures and the new extensions, a new steel frame skeleton was erected. This provided structural stability and allowed for the integration of modern design elements while preserving the integrity of the original barns.

4. Timber Frame Extensions and Cladding
New timber frame extensions were added to expand the living space and create a seamless transition between old and new. The exterior of the barns was clad with black barn-style timber cladding, enhancing the rustic aesthetic and blending harmoniously with the surrounding landscape.

5. Installation of Windows and Doors
High-quality timber and aluminium windows and doors were installed throughout the properties to maximise natural light, energy efficiency, and security.

6. Heating and Energy Systems
Both barns were equipped with air source heat pumps linked to ground and first-floor underfloor heating systems. This provided efficient and environmentally friendly heating solutions, ensuring year-round comfort for the occupants.

7. Interior Finishing
The interior spaces were finished to the highest standards, featuring oak staircases, modern bathrooms, and bespoke kitchens. Attention to detail was paramount, with a focus on quality craftsmanship and luxurious finishes.

Project Outcome

The conversion of the two derelict barns into luxury houses surpassed the clients’ expectations, delivering exceptional homes that seamlessly blend historic charm with contemporary luxury. The project achieved the clients’ vision of creating bespoke residences that offer comfort, functionality, and timeless elegance in a rural setting.
