Transforming a 200 Year Old Farm into a Luxury Small Development

This case study highlights the successful development of a mixed residential project, comprising the renovation of a 1960s bungalow, the conversion of two 200-year-old cow barns/farm stables, and the construction of seven new timber frame dwellings. The project involved collaboration with a local architect and community engagement to obtain planning permission, meticulous restoration of historic structures, and construction of modern homes with sustainable features.

Project Scope

Collaboration and Planning
Working closely with a trusted local architect and engaging with the local community, we obtained the necessary planning permissions for the development. Our goal was to create a harmonious blend of historic preservation and modern living while respecting the character of the surrounding area.

Renovation of 1960s Bungalow
The 1960s bungalow underwent a comprehensive renovation, including a kitchen extension and external rendering, to update its appearance and improve functionality. Internal modernisation was carried out to enhance comfort and liveability, while maintaining the bungalow’s original charm.

Conversion of 200-Year-Old Cow Barns/Farm Stables
The conversion of two 200-year-old cow barns/farm stables involved meticulous attention to detail. Reclaimed materials were used to match the existing structures, while internal modifications were made to accommodate modern living requirements. The barn floors were lowered, foundations added, and underfloor heating installed, providing warmth for the first time in their long history. Roof repairs and re-laying of existing tiles were undertaken, with new window and door openings added before completing the interior finishes.

Construction of Seven New Timber Frame Dwellings
Seven new timber frame dwellings were constructed to the highest standards, with three of them featuring piled foundations for stability. These modern homes were designed to meet contemporary living needs while minimising environmental impact.

Sustainable Features and Infrastructure
As part of the development, new tarmac footpaths and a permeable gravel gridded drive were installed to enhance accessibility and reduce environmental impact. The project also incorporated a rainwater storage system connected to a float system, controlling the flow of rainwater and releasing it into a nearby ditch at an acceptable rate, promoting sustainable water management.

Project Outcome

The conversion of the two derelict barns into luxury houses surpassed the clients’ expectations, delivering exceptional homes that seamlessly blend historic charm with contemporary luxury. The project achieved the clients’ vision of creating bespoke residences that offer comfort, functionality, and timeless elegance in a rural setting.
